Summary: The 2011 annual lease review, the largest study of its kind, draws evidence from almost 102 000 tenancies and incorporates data on 10 236 new leases granted between January 2010 and March 2011. The average length of all lettings increased from 5.0 years in 2009/10 to 5.3 years in 2010/11, rising across all sectors in 2010/2011 after two years of consecutive falls. The proportion of leases with break clauses went up in 2010/2011 to 31.1% compared to 29.4% in 2009/10. Overall, rent-free periods rose to 13.4 months in 2010/11.
