It argues that when considering a potential investment opportunity, property investors need to have regard to the risk that tenants may perform to low environmental standards. Where poor environmenal performance on the part of the tenant occurs, investment returns can be reduced by a deterioration in the strength of tenant covenant or by the landlord incurring direct liabilities for environmental damage, which in the first instance, was caused by the tenant.
