Records that tenant demand in the three months to October 2005 grew at its strongest pace since January 2004. The acceleration was mainly driven by a surge in lettings in London and southeast England and to a limited extent eastern England. The pace of landlord instructions also picked up in October but there were few signs of a resurgence in buy to let investment. The proportion of landlords opting to sell property rather than re-let declined to a survey low of 4.1%. Some surveyors have observed a switching of property into lettings by vendors frustrated by a slow sales market. Rents rose for a tenth consecutive quarter, sustaining the moderate upturn reported over the last 18 months. Gross rental yields were higher for the third quarter running.
