Forecasts investor returns in the commercial property sector slowing to 17% in 2006 and 9% in 2007, down from 19% in 2005. Public indirect investment in commercial property will exceed £1bn in 2006. Foreign investors have driven the market in 2005 although their forward demand will be tempered by a rising interest rate environment. The office sector is expected to see the greatest rental growth with retail and industrial sector rents moderating. REITs, SIPPs and ISA rule changes will encourage indirect investment into commercial property over the next two years.
