The May edition shows trends in asking prices up to 15 May 2006. The average property asking price moved up 2% (£4 155) to £209 829 in May setting a new record high and representing an annual rate of increase of 5.9% up from 4.1% in April. Rightmove revises its 2006 forecast upwards from 5% to 8% as property shortage drives asking prices up and housing demand outweighs affordability constraints. Interest rate rises can manage housing demand in the short term but do not address the underlying housing shortage.
