All property capital growth slowed to 2.2% in the third quarter 2006, compared with stronger growth of 3.8% in the previous quarter. Quarterly returns also dropped from 5.2% in the second quarter 2006 to 3.5% in the third quarter. All UK property is still outperforming equities with annual returns of 19.2% and annual rental growth for offices reached its highest level since September 2001 at 4%. Forecasts a quiet outlook for returns and upward pressure on yields over the next year in the secondary market.
