Rural land prices fell by 5% during H2 2008 (£12 336 per hectare for the weighted average price of arable and pasture land), a dramatic reversal after the 24% rise experienced during the first half of 2008. The relative share of purchases among farmers and non-farmers saw an increase of 3% among farmers and a fall of 1% among non-farmers. The RICS transactions based measure would seem to indicate a slight rise in values, although this does not tally with the opinion based section (indicating a delay between market sentiment and the release of statistics). Surveyors appear to share a broadly-based sentiment that farmland prices likely peaked in H1 2008.
