Farmland prices rebounded in H2 2009 having fallen slightly during H1 2009. Supply fell sharply in both commercial and residential farmland sectors. Demand increased in the commercial sector and stabilised in the residential. Price expectations increased but are higher in the commercial sector. Arable land prices increased by 5% from £13 085 to 13 713 per hectare. Pasture land prices increased by 4% from £11 260 to £11 718 per hectare. RICS transaction based measure (which includes a residential component where the estimated value is less than 50%) increased by 7.8% in H2 2009 from £15,199 to £16,381 per hectare.
