Sentiment in global market reflects the spreading economic recovery. The strongest real estate markets continue to be found in non-Japan Asia and Latin America but emerging European markets see further improvements this quarter. Rental outlook turns positive in the US for the first time but deteriorates in the UK, peripheral Europe, Japan and UAE. Capital value expectations rise again in China and Hong Kong and also pick up sharply in Poland and India. The Q1 2011 survey suggests that real estate markets in emerging economies are continuing to outperform those in the more advanced economies.
