Investment bank Citigroup says that short office leases will be sounder investments than long-leased bond-style buildings this year. An upturn in leasing markets especially in London's West End will result in the under-pricing of 8-10 year leases, whilst 10-15 years plus leases have become more expensive. Purchasing power will swing in favour of equity-backed investors, rather than debt-backed buyers.
