Examines whether the Hong Kong housing market is overheating. Analyses the characteristics of the current housing market such as price increases, activities in secondary residential sales, resale listing and trade in ratio. Concludes that recent transaction records show only about 30% of flat-buyers are not end-users, showing the housing market is still driven by owner-occupiers. Additionally, the secondary housing market only grew 2.4% in February 2004, showing only healthy growth.
