Discusses letting land and buildings for commercial purposes. Lettings are governed by the Landlord and Tenant Act 1954 Part II which confers security of tenure after the original fixed term has expired. Tenancies can be brought to end at the fixed time by the landlord and tenant making a joint application to the Court before the tenancy was granted. The Regulatory Reform (Business Tenancies) (England and Wales) Order 2003 has made it unnecessary to apply to the court provided certain conditions are met. Sets out the requirements. Concludes if flexibility is required, landlords may grant a fixed term lease with a rolling break clause which can be exercised by either party.
