Reviews the history of the belief that these do exist, but points out that they should correctly be identified as statutory notification of various stages of construction. Discusses whether RICS should drop the core competency of statutory inspections and in its place put inspection and enforcement of building work. Concludes this would also ensure that competency is assessed in relation to both local authority and approved inspector operational practices.
