The continued mismatch between demand and supply pushing property yields lower has enabled property to remain the best performing asset class on an annual basis for a fifth consecutive month. Annual all-property total return was 19.2% in November 2004 on the "CBRE monthly index". Despite a fourth successive month of no rental growth for offices, annual all-offices rental growth was positive for the first time since February 2002. Retail remains the best performing sector and there was also rental growth in the industrial market for the first time sicne July 2004.
