This Alert acts as a reminder to RICS Members of their legal, professional and regulatory obligations when providing expert witness services in all cases, and to warn of specific risks in housing disrepair and other high volume work. In October 2025, significant changes will be implemented in the UK concerning the fitness standards for social housing, primarily through the introduction of Awaab's Law. This legislation mandates that social landlords address specific hazards within their properties within set timeframes to ensure tenant safety and well-being. We understand that the implementation of Awaab’s Law will potentially increase the number of claims and we are dedicated to ensuring that RICS members strictly adhere to expected standards.
