ChD 30 June 1986. Application by tenants for a new tenancy under Landlord and Tenant Act 1954 Part II .The tenants had originally asked for a new tenancy for 14 years at a rent of £13,500pa with a rent review after 7 years and the lease otherwise on the same terms as the existing lease, but after receiving advice that a rent of £57,000 was probable they applied, instead, for 1 year only at a rent of £57,500 as they wished to keep their options open whilst seeking alternative premises. The landlord issued a summons for interim rent and after originally proposing a rent of £25,000 for a 10 year term with a 5 year review, now claimed instead a rent of £125,000. After hearing conflicting expert evidence the judge decided that it would be reasonable to order a new tenancy for a length acceptable to the landlord and to protect the tenants` position resulting from the unexpected increase in rental and held that the rent should be £106,000pa for a 10 year term , but with an option for the te
