In AJ Dunning and Sons (Shopfitters) Ltd v Sykes and Son (Poole) Ltd ,CA 30 October 1986,it was held on a conveyance of registered land ,an implied covenant of good title took effect subject to any other interest in the land appearing or protected on the register under that title number,but not to any interest in land which was the subject matter of a different title number.
