In Sharneyford Supplies v Edge ,CA 14 October 1986,it was held that where a vendor contracts to sell land to a purchaser, and fails to do so,thus rendering himself liable to an action for breach of contract ,the purchaser is normally only entitled to recover,as his damages ,his expenses and the return of his deposit but as the present appeal decided this will not apply to all circumstances.
