"Huwyler v Ruddy" CA 18 January 1996. H was leaseholder of a flat. R occupied a room which did not grant tenancy. The rent included service, laundry and cleaning. In 1988 the flat was refurbished and R moved into a different room. Thereafter, services were gradually reduced. H then sought possession. Judge found claim for possession well founded. R appealed. Appeal dismissed.
