Highlighting relevant case law, the author discusses situations which may arise where a co-owner of land acts to the detriment of the other co-owner. The examples relate mainly to matrimonial home disputes. Despite the efforts of the courts to protect the innocent co-owner from being prejudiced by the actions of the forger, the innocent party is still exposed to the risk of the property being sold under the Law of Property Act 1925 s30 .
