In Capocci v Goble , CA 23 June 1987, CA agreed with the previous decision and found that the defendant landlord, who refused to renew a business tenancy on the ground that she needed possession for the purposes of development, had shown that, looking at the circumstances objectively, the project was viable and had a reasonable prospect of being carried out.
