With reference to caselaw, this article explains the requirements under the Landlord and Tenant Act 1927 Part I , for tenant`s to claim compensation from the landlord for improvements. Divided into eight main sections, the author looks at the essential requirements for compensation, exclusions from the right to compensation, obtaining authority to undertake improvements, the role of the court, certificates which are important to the tenant, the procedural aspects of claiming compensation and the amount and finally the right to reclaim compensation against a superior landlord.
