In Computer & Systems Engineering plc v John Lelliott (Ilford) Ltd and another , QBD 12 May 1989, it was held that where, during building operations, a metal purlin was dropped onto a sprinkler system pipe and damaged the pipe so that water escaped and damaged property of the plaintiffs did not bear the risk of the damage under JCT 1980 clause 22.c.1 because the damage was not caused by flood or "bursting...of...pipes` within the definition of clause 22 perils.
