In Lex Service plc v Johns , CA 22 August 1989, it was held that where a landlord`s notice under Landlord and Tenant Act 1954 s25 was sent by recorded delivery and was recorded as received at the address specified, a simple denial by the tenant that he had received the letter did not have the effect, for the purpose of Interpretation Act 1978 s7 that the notice had been served within the provisions of that section.
