A new approach to building is described, Tarmac `s " Total Build ", whereby the main contractor guarantees a maximum price , a finishing date and the quality of the work. Other guarantees cover the building against defects for 25 years. Furthermore, the client is given the option of electing up to 7 service modules, of which the actual construction is but one. The entire project is offered as a package under the responsibility of the contractor with the aim of easing delays, adversarial procedures, cost increases and poor communications.
