New environmental regulations in the USA, which make landfill owners responsible for closure costs and maintenance of the landfill site after closure, will increase operational costs and profits. This paper shows how this affects two valuation methods, capitalisation rate and discounted cashflow, and renders the third method, using comparables, useless.
