Wrangling over compensation for land used as a roundabout junction, and granting access to a development area, revolved around the availability of other options. The claimant (B) took the land to be the `key` to the whole area of development and thus sought £21.09m. K maintained there were alternative sites for the junction and offered £75,000. Whilst recognising that the chosen site was the best available, the tribunal noted there were others and arrived at an intermediate sum of £2.15m.
