CA 23 November 1991. Appeal by tenant (P) against the cc`s dismisal of an application for a new tenancy under the Landlord and Tenant Act 1954. By a lease dated 29 June 1989, P held a term on premises at 41 Cranbourne Street, London WC2 which expired on 25 March 1991. Landlord C served notice under s25 of the 1954 Act terminating the tenancy on the contractual term date stating that renewal of the lease would be opposed under s30(1)f of 1954 Act. Cc accepted the landlord`s plans for redevelopment including a conditional conservation area consent that demolition was not to take place before a contract of redevelopment was made and of its proposed programme of works by which demolition would precede the letting of the development contract. Held, C had satisified para (f). In evidence to the CA, P challenged C`s intention to demolish and reconstruct the building. CA accepted that C had a genuine intention to demolish and there was a reasonable prospect of that intention coming into effe
