In Edwards v Thompson , CA 17 January 1990, it was held that a landlord of business premises could not successfully oppose a tenant`s application for a new tenancy on the grounds that he wished to redevelop the holding without establishing that he had both the means and the ability to carry out the proposed development in its entirety.
