In Enfield LBC v Pott and another , Edmonton CC 27 November 1989, it was held, in this first case to be heard concerning arbitration of the rent valuation formula in Agricultural Holdings Act sched 2 that no one factor can dictate the result. The valuation consequences of all relevant factors must be considered and weighed before the arbitrator decides the rent payable.
