Rent review - 1988 - EGCS 1988 142 .

In The Ritz Hotel (London) Ltd v Ritz Casino Ltd , ChD 27 October 1988, it was held that it must be assumed that the hypothetical lease is for a term of 21 years commencing in 1977 at the same time as the actual lease and that the use of profits is permissible only in the absence of comparable rental values but as no account is to be taken of goodwill this has a consequence to values that an arbitrator must consider.
