Refers to "Wandsworth LBC v Atwell" (1995) which held that without any express provisions in the tenancy agreement for notices to quit, Law of Property Act 1925 s196 cannot apply. The landlord on being unable to prove that the tenant did receive the notice to quit, must show that the tenancy agreement prescribes a method of service.
