In Toyota (GB) Ltd v Legal and General (Pensions Management) Ltd , ChD 31 October 1988, it was held that it was legitimate in construing the first underlease to have regard to the reversionary underlease, granted on the same day and to treat the two as forming two parts of one transaction and the requirement in the rent review provisions to disregard all restrictions relating to security of tenure contained in any statute ... thereunder has a meaning in the context evincing an intention to have regard to the rights of the hypothetical tenant without regard to statutory intervention concerning security of tenure.
