In "Crown Estate Commissioners v City of London", ChD 6 May 1992, it was held that on the true construction of three Royal Charters of 1444, 1505 and 1638 Smithfield Market was owned in fee simple by the City of London and not by the Crown, but there were certain restrictions upon the uses to which land might be put which were enforceable as a matter of covenant between the City and the Crown.
