CA 15 February 1994. The landlords of City Farm opposed an application for a new tenancy under Landlord and Tenant Act 1954 s30(1)(f) on the grounds that W had entered into an agreement with adjoining owners to demolish buildings and occupy until market conditions improved. The fact that W intended that the demolition work be carried out by a company, counted as intention within the meaning of section 30(1)(f). The real motive of W, which was to sell the freehold, was irrelevant and W was entitled to oppose a new tenancy.
