CA 7 July 1998. W held secure tenancy from M, who had obligation for repair and maintenance to the exterior of the property and to see that all persons who might reasonably be affected by defects in the state of the premises be kept safe. The court below found that there had been breaches of these obligations and awarded W damages that took into account that part of the rent was paid through housing benefit. W`s appeal against the amount of the award was dismissed.
