Explains why, in the light of "Lady Manor Ltd v Fat Cat Café Bars" (West London County Court, Abs64439), an agent who offers unsolicited information subsequently used by the client may not receive a fee, and the implications for the property industry of "Egan Lawson Ltd v Standard Life Assurance Co" (CA, Abs63600), where it was ruled that there can only be one 'effective cause' of a transaction.
