A new initiative promises to speed up and streamline the conveyancing of commercial property deals. Describes how a group of law firms, sponsored by the British Property Federation, are in the process of producing a standard set of pre-contract enquiries for commercial properties. Designed to be acceptable to both parties, these currently comprise of four sets of enquiry types: general enquiries; those for property subject to commercial tenancies; those for use on the grant of a lease, and on the assignment of a lease. These will be accompanied by guidance notes. The consultation documents, including copies of the draft "Commercial Property Standard Enquiries", can be viewed on the British Property Federation's website: 'www.bpf.org.uk'. Once the standard enquiries have been finalised, they will be freely available for public use, via the Practical Law Company's website.
