This research addresses, using a respresentative appraisal report, the dangers of using multiple regression analysis (MRA) to estimate the value of real estate. Illustrates the application of MRA with the appraisal of a manufacturing plant site. The study discusses techniques techniques for avoiding these pitfalls. Finally the study concludes with recommendations to appraisers regarding the application of MRA in the appraisal of real estate.
