Outlines how to obtain an urgent exclusion order under the Landlord and Tenant Act 1954 s38(4). Describes how CPR 56 can be used to complete a lease where it is still in a draft state but the client has announced for reasons of publicity and the lease needs to completed immediately: the problem being that the lease is to be excluded from the security of tenure provisions of the 1954 Act. Under CPR 56 the High Court or any county court can grant an exclusion order irrespective of the location of the premises. Advises on avoiding last-minute errors that may affect the order as this may change the status of the tenant.
