Various options are open to tenants that include: applying for consent to a proposed underletting that breaches the rental requirements; applying for consent to underletting in line with the lease, but with a side arrangement ensuring that the undertenant would pay a market rent; underletting without the landlord's consent. Highlights the pros and cons of each approach but concludes that none is entirely satisfactory.
