Shortages of house building land has driven prices up by 20% in the past 12 months according to the Valuation Office Agency's autumn "Property market report". The average price for building land in England and Wales has jumped to £1.58m per ha with the average rise of 20.6% between October 2001 and October 2002 masking wide regional differences - in the northeast of England prices have risen by an unprecedented 65%. The agency forecasts land prices to rise by 7-8% annually for the next three years.
