Legislative changes are likely to lead to increased administration for landlords. The Insolvency Act 2000 and the Enterprise Act 2002 both lead to changes. The Insolvency Act 2000 has removed the landlord's right to forfeit a lease by peaceable re-entry and is no longer able to distrain for rent or forfeit peaceable re-entry when a tenant has a voluntary arrangement. The Enterprise Act 2002 removes the lender's ability to appoint an administrative receiver with two exceptions.
