Examines new EU standards for energy consumption in buildings and considers their impact on the property industry. An EU directive will introduce minimum energy performance standards for new buildings, an obligation to consider alternative energy sources and mandatory certificates of energy performance. The directive will affect nearly all new, renovated and existing buildings and must be transposed into UK law by January 2006. Discusses the impact of higher performance standards on the property industry and outlines financial incentives to improve energy efficiency such as capital grants, enhanced capital allowances and emissions credits under the UK Emissions Trading Scheme. Concludes that the property industry will benefit from adopting a pro-active approach to energy management rather than simply complying with legal requirements.
