Investment Property Forum's (IPF) latest survey of independent forecasts shows expectations for 2004 are for further falls in rents and capital values. The majority of respondents expect total returns to remain at 7% in 2004, before increasing to 8.2% in 2005. While rents are forecast to fall 2% this year and by 0.5% in 2004, but grow by 1.4% in 2005. IPF website, http://www.ipf.org.uk.
