Research carried out by Ulster University for the Economic and Social Research Council (ESRC) shows that property development returns in deprived urban areas can outperform the market average, particularly in retail developments. Also, contrary to investors' fears, the study claims that investing in deprived areas has a lower risk than the overall market.
