Strong retail warehouse rental growth and investment return performance have been evident for much of last decade. Examines the underlying causes of such strong performance in terms of occupational demand and supply and looks at forecasts for key economic demand variables over the next few years and how rental growth and investment returns will be affected. Concludes that the retail warehouse market is underpinned by strong fundamentals - the occupational supply/demand imbalance - but forecasts that returns will come more in line with the all-property average in 2004-07.
