States that inconsistent pricing of flexible lease terms together with the characteristics of the company will determine the type of property that is chosen. Argues that companies with a higher proportion of peripheral property will tend to a greater degree of flexibility. And that young companies are more adaptable and typically operate under shorter planning periods so that despite the greater costs are more inclined to opt for the flexibility offered by leases.
