Reform of the Landlord and Tenant Act 1954 Part II is imminent, due to changes enacted by the Regulatory Reform (Business Tenances) (England and Wales) Order 2003. This will come into force on 1 June 2004 and is aimed at making the renewal of business tenancies easier and fairer. This article concentrates on the elements of the changes that are most likely to effect negotiating tactics. Considers contracting out, changes to notice procedures and renewal applications under the new regime.
