Discusses "Salomon v Akiens" (1993), where the tenant failed to apply for a new tenancy since negotiations were almost completed with the landlord for a lease by agreement. This fell through but all negotiations were `subject to contract` or `subject to lease`. Questions for the CA were if there was a contract and if there was an estoppel.
